Stain and finish options
Once a floor is sanded down to raw wood, the stain choices open up - whitewashed, natural, grey, fumed, a classic mid-tone oak, or a rich espresso. We stain test boards of your wood species in your home so the color decision happens under your own lighting, not a showroom bulb. Top coats range from matte to satin to semi-gloss, in either low-odor water-based or traditional oil-based polyurethane.
What to expect with dust
Sanding hardwood is a dusty process - there is no way around that, and we want you to go into the project knowing it. Our sanders run inline dust collectors that pull the bulk of the fine dust off the floor at the source, and we hang plastic containment between rooms to keep it from drifting through the rest of the house. Even with that, expect a fine layer of dust to settle on horizontal surfaces in and near the work area, and plan to wipe things down once we're finished. We recommend removing wall art, small decor, and anything with an open weave from the rooms we'll be sanding, and covering electronics or shelves you'd rather not dust afterward. You can generally keep living in the house during the project - we just section off whichever rooms are actively being worked on. Hardwood Refinishing - frequently asked questions
Solid hardwood can generally be refinished 5-7 times over its life. Engineered hardwood with a 3mm-plus wear layer can usually go once or twice. We confirm the wear-layer thickness during the in-home assessment before quoting anything.

Surface water marks usually sand out completely. Deep, dark staining where water sat for an extended time sometimes needs a board replaced before refinishing - we'll flag that during the on-site assessment, not after the job starts.
